BREEAM 2011 Updates
The BREEAM schemes for non domestic buildings are updated every two years to try to ensure that they remain up to date.
Work began on updating the 2008 BREEAM scheme in Spring of 2010, the new scheme ‘went live’ in June 2011. Assessors have been provided with a summary of the technical changes that were made.
The BREEAM 2011 version is referred to as BREEAM ‘New Construction’ scheme. For now refurbishments and fit outs should continue to be assessed under the 2008 scheme until BRE global have developed a standalone scheme to cover refurbishments and fit out assessments.
BREEAM 2011 is applicable to all existing schemes except for Data Centres which was only released in 2010.
The weightings and ratings remain unchanged but a number of credits have been consolidated and reclassified. Below is a brief summary of some of the changes within each section.

‘Water quality’ consolidates the flowing issues;

- Drinking water- which is now applicable to all building types
A new issue called ‘Safety and Security’ has been introduced and consolidates;

Energy
New benchmarks and assessment methodology for energy efficiency and operational carbon emissions have been set. This includes benchmarks that encourage the zero carbon hierarchy and reward carbon negative buildings. So the basis for awarding credits for the reduction of CO2 emissions credit follows the energy hierarchy of;
- 1. Reduced energy demand (built form/fabric efficiency),
- 2. Reduced energy consumption (systems efficiency) and
- 3. Reduced carbon (use of low and zero carbon energy).
Ene 6 Building fabric performance and air infiltration has been removed from BREEAM and will now be addressed in Ene 1.
A new issue called ‘Energy efficient transportation systems’ will now take into account;
- Ene 8 Lifts
- Ene 9 Escalators and travelling walkways
A new issue called ‘Energy efficient laboratory’ consolidates;
- Ene 11 Energy efficient fume cupboards
- Ene 19 Energy efficient laboratory
A new issue called ‘Energy efficient equipment’ has been introduced and consolidates the following 2008 credits;
- Ene 12 Swimming pools
- Ene 15 Provision of energy efficient equipment
- Ene 20 Energy efficient IT solutions
Cyclist facilities- a number of compliance notes have been removed, consolidated or re worded to reduce the complexity of the issue.
The ‘Pedestrian and cyclist safety’, ‘Travel information space’ and ‘Deliveries and manoeuvring’ credits have been removed and now form part of new issues within other sections.
BRE Global are developing a methodology for calculating ‘whole building’ water consumption for the majority of BREEAM building types. Exemplary performance levels have also been set for the ‘Water consumption’ issue, current Wat 1 minimum standards have been maintained.
A new issue called ‘Water leak detection and prevention’ has been introduced and consolidates;
- Wat 3 Major Leak Detection
- Wat 4 Sanitary Supply Shut off
‘Water efficient (process) equipment’ has been introduced and consolidates;
- Wat 6 Irrigation systems
- Wat 7 Water recirculation-vehicle wash
‘Materials specification’ has been renamed ‘Life cycle impacts’. The criteria and calculation procedures account for the differing levels of verification of LCA data currently available.
Re use of façade and structure have been removed from the assessment as the scope of BREEAM 2011 covers new buildings only.
‘Operational waste’ has been introduced, this consolidates the following 2008 issues;
- Wst 3 Storage of recyclable waste
- Wst 4 Compactor/baler
- Wst 5 Composting
A new issue called ‘Site selection; has been introduced and consolidates;
- LE1 Reuse of land
- LE2 Contaminated land
Work is underway on a revised method of assessing biodiversity in sustainability assessment tools to replace those currently used in BREEAM. BRE plan to adopt the proposed method and guidance as a means of assessing compliance with ecology issues in BREEAM, once development of the method is complete and consulted on.
A new issue called ‘Refrigerants’ has been introduced and consolidates;
- Pol 1 Refrigerant GWP (Building Services)
- Pol 2 Preventing refrigerant leaks
- Pol 3 Refrigerant GWP (Cold Storage)
A new issue called ‘Surface water run-off’ has been introduced and consolidates the following existing 2008 issues;
- Pol 5 Flood Risk
- Pol 6 Minimising Watercourse Pollution
