Get your BREEAM assessor involved as early as possible to ensure that the desired rating can be achieved as cost effectively and easily as possible. In one case a client came to us half way through the construction of a project wanting a score of very good, there are numerous credits that could not be achieved as they required action at design stage including some of the very good minimum standards. The very good they needed could not be achieved.

  • Meet with assessor, architect, M&E engineer and contractor early in the project to go through all credits to work out which will be the easiest to achieve to make up your desired rating.
  • Depending on your site there may be ‘easy’ credits, for example building on an already developed piece of land will mean you are more likely to achieve a greater number of the Land Use and Ecology credits. However building on a ‘greenfield site’ will mean that a number of the credits here are unachievable.
  • Certain issues complement each other, specifying renewables or low carbon technologies could get you credits for three different issues; Ene 1 Reduction of CO2 emissions, Ene 5 Low or zero carbon technologies and Pol 4 NOx emissions from heating source.

Certain credits require action to be carried out at early design stage. A few of these are listed below;

  • Man 5 Site Investigation must be carried out no later than BIBA stage C
  • Man 6 Consultation – consultation plan must be prepared at RIBA stage B
  • Ene 5 Low or zero carbon technologies - feasibility study should be carried out at RIBA
    stage C
  • LE5 Enhancing site ecology- ecologists report must be based on a site visit before commencement of initial site preparation sites.
  • A number of credits rely on other credits being achieved; it is not possible to achieve Man 10 Development as a learning resource or Man 7 Shared Facilities if the Man 6 Consultation credit has not been achieved.
